The Phase II – Expansion continues the development of the Fruedenberg Ridge portion of the overall Grandview development. Given the ridge-top nature of this land, lots include distant views (Lots 46 through 54), emerging stream front (Lots 40, 41, 42, and 45), and gentle, rolling topography (Lots 26 through 39 and Lots 43 and 44).

The Grandview Development now includes more than 32 finished and occupied homes and more than 70 individual owners. The Homeowners Association is well established and the overall development has substantial forward momentum.

The success of both Phase I and Phase II has been extended with the Phase II – Expansion – which features similarly nurtured land and well-prepared roads and infrastructure.

Lot 26
Lot 26 is a nearly level lot that affords a choice of building sites because of its level topography. The lot is timbered with pine and mixed hardwood.

Lot 28
Lot 28 rises gently from Horseshoe Bend Road East and affords several lovely building sites given the gentle slope of the land. The lot is timbered with mixed hardwood and pine.

Lot 29
Lot 29 rises gently from Horseshoe Bend Road East. Some 100 feet into the lot an under story of winter huckleberry is noticeable. The lot affords several lovely building sites given its gentle upward slope. The lot is timbered with mixed hardwood and pine.

Lot 31
Lot 31 rises from Horseshoe Bend Road with a shaper rise on the western side of the lot. As the lot rises slightly more than Lot 32, a lovely building site is situated some 300 feet into the interior of the lot. The lot is timbered with mixed hardwood and occasional pine.

Lot 32
Lot 32 ascends gently from Horseshoe Bend Road East. The relatively level typography with its gentle ascent affords a number of choices for building site. The timber stand includes mixed hardwoods with an occasional pine.

Lot 34
Lot 34 is situated east of Nary Trace, a road within the Grandview Development that is located but not constructed. Lot 34 includes a lovely building site situated just east of a drain which carries water much of the year. This lot is bounded on the east by the power line easement. The timber stand includes mixed hardwood with an occasional pine. The orientation of this lot is to the west, away from the power line.

Lot 35
Lot 35 lays just west of Nary Trace, a road within the Grandview Development that is located but not yet completed. Just west of the Nary Trace Road is a fairly extensive potential pond site which gives way to gently ascending land that provides a beautiful home site near the middle of Lot 35. The timber stand includes mixed hardwood and pine.

Lot 36
About 100 feet from the eastern line of Lot 36, an intermittent stream flows through the lot. Near the mid-point of this drain, a potential pond site exists. Toward the western side of Lot 36, the land rises pleasantly and affords an absolutely lovely building site at a depth of 300+ feet. The lot is timbered with mixed hardwood and pine. Winter huckleberry with an occasional dogwood provide an understory for this lot.

Lot 37
Less than 100 feet from the western edge of Lot 37, a drain is present that carries an intermittent stream a portion of the year. The center and eastern portion of the lot afford a choice of building sites. The lot is timbered with mixed hardwood and an occasional pine.

Lot 38
Lot 38 gently descends from Horseshoe Bend Road East and is bounded on the west by Clear Brooks Drive. The lot affords several lovely building sites because of the gentle nature of the typography. The lot is timbered with mixed hardwood and pine.

Lot 39
Lot 39 slopes gently to the east along QuillHaven Drive and affords several building sites. The lot is timbered with mixed hardwood and an occasional pine.

Lot 40
Lot 40 has many desirable features. An intermittent stream flows near the western boundary of the lot. The gentle nature of the topography in the center of the lot affords a choice of building sites. The lot then extends in a gradual descent affording a choice of building sites. The lot also includes 344 feet of stream frontage on Hickman Branch. The lot is timbered with mixed hardwood and includes an understory of winter huckleberry and native wild azalea.

Lot 41
Lot 41 lies at the end of QuillHaven Drive and slopes gently away from QuillHaven for some 300 feet toward a Hickman Branch in the back of Lot 41. The land then falls off sharply and levels off especially on the northern side of the lot. The timber on this lot is mixed hardwood with an under story of winter huckleberry and an occasional native wild azalea. This lot includes nearly 850 feet of frontage on Hickman Branch.

Lot 42
Lot 42 is a special piece of property. On the southwestern portion of the lot, an intermittent stream passes through the property. Some 300 feet along this intermittent stream, a potential pond site exists. Continuing deeper into the lot, an extended shelf exists which contains an absolutely lovely stand of white oak. This stand of timber gently gives way to more than 350 feet of frontage on Hickman Branch. The remainder of Lot 42 is timbered with mixed hardwood and includes an understory of winter huckleberry with an occasional native wild azalea.

Lot 43
Lot 43 is located at the corner of Clear Brooks Drive and QuillHaven Drive. The lot contains a gentle drain that commences less than 50 feet into the western interior of the lot and affords a potential pond site. A knoll rises from the potential pond site toward QuillHaven and provides an outstanding building site. A second building site is present on the Clear Brooks side of the potential pond site. The lot is timbered with hardwood and an occasional pine and includes a modest understory of winter huckleberry and will afford a winter view to the southeast.

Lot 44
Lot 44 slopes away from Clear Brooks Drive so as to provide an absolutely lovely building site on the interior facing away from Clear Brooks Drive. The prominence of the knoll adds special appeal and a lovely winter view. The timber stand on this lot is mixed hardwood with an occasional pine.

Lot 45
Lot 45 fronts on Clear Brooks Drive and is accessed from Beaten Path. To my taste, this lot is absolutely outstanding with gentle rolling land that falls off on the southeastern boundary to more than 425 feet of Hickman Branch. The gently rolling nature of this land makes it especially well suited for a family compound.

Lot 46
Lot 46 is truly exceptional. The lot affords a 290 degree distant view and lays in a uniform fashion to permit full enjoyment of that view. The lot has a timber stand of mixed hardwood and pine.

Lot 47
Lot 47 descends briefly and then rises to the crest of the ridge and then descends gently for an extended distance. An old woods road passes through the western portion of Lot 47 as the land descends from its crest. This lot will offer the opportunity for a year round view to the northwest with the line of site traveling for many miles. The lot has a timber stand of mixed hardwood and pine.

Lot 48
Lot 48 is quite special. The lot ascends from Clear Brooks Drive and then levels out and then begins a descent that includes a broad expanse of the lot. This broad expanse provides a perfectly lovely building site. This lot will offer the opportunity for a year round view to the northwest with the line of site traveling for many miles. This lot has a timber stand of mixed hardwood and pine.

Lot 49
Lot 49 is a special piece of property, which ascends from Clear Brooks Drive to its crest and then begins a gradual descent toward a lovely building site. This lot will offer the opportunity for a year round view to the northwest with the line of site traveling for many miles. This lot has a timber stand of mixed hard wood and pine.

Lot 50
Lot 50 contains a small drain fairly close to Clear Brooks Drive and then begins a gentle ascend to its crest which then descends fairly gently to a sharp fall off at the ridge line. This lot will offer the opportunity for a year round view to the northwest with the line of site traveling for many miles. The lot has a timber stand of mixed hardwood and pine.

Lot 51
Lot 51 is quite level from Clear Brooks Drive to the fairly sharp fall off at the ridgeline. This lot will afford a year round view to the northeast with a site line of many miles. The lot has a timber stand of mixed hardwood and pine.

Lot 52
Lot 52 descends gently from Clear Brooks Drive toward the ridgeline with an extensive area of level land. The descent of the ridgeline is less steep here than on several other of the view lots. This lot will afford a view to the north/northwest with site lines of a substantial distance. The lot has a timber stand of mixed hardwood and pine.

Lot 53
Lot 53 is a level lot that should provide a winter view to the north, dependent on the choice of building site. The lot has a timber stand of mixed hardwood and pine.

Lot 54
Lot 54 is quite level until it approaches the ridgeline which contains a draw on its western boundary. This lot affords a distant view to the northwest that will include a site line of a substantial distance. Lot 54 is timbered with mixed hardwood and an occasional pine. This lot shares a common boundary with Hiwassee Land Company (Bowater).
